Repairs and Maintenance

A strata scheme is required to maintain the common property and accordingly the repair and maintenance of the common property, subject to the availability of funds to pay for repairs and maintenance.

 

Generally, with the exception of urgent matters such as burst water pipes and broken glass, the repair and maintenance of the common property is undertaken in consultation with the strata schemes executive committee through the Secretary.

 

With several thousand trades people engaged on a regular monthly basis L J Hooker Strata Management can arrange prompt repairs unless the committee decides to make its own arrangements with a contractor.

 

It is important that where the committee makes its own arrangements that it ensures that the contractor has appropriate insurances, supplies a statement of safe work practice and is licensed where applicable to undertake the repair.

 

All the contractors engaged by our office have supplied the appropriate documentation before they are engaged to provide any services to our clients which minimises any potential claim that may be instigated against a strata scheme client.
